1. Preparation of the baseline project schedule with suitable Work Breakdown Structure for the project. Preparation of the detailed project resource plan

2. Management of the progress measurement system and reporting. Identify project delays and issues and report.
3. Liaise with all other Departments at all meetings relevant to project operations and ensure time and cost plans are updated to reflect latest information.
4. Conduct coordination meetings with clients, office departments, suppliers, contractors and labors to review progress, catch-up plan, schedules, resolve
conflicts and issues.
5. Prepare catch-up planning and scheduling and implementation / monitoring.
6. Preparation of daily progress reports. Updating of weekly progress schedules. And submission of monthly project report.

1. Study tender documents and prepare tender gist. Prepare detailed rate analysis for all the items of work. Prepare overheads and margins specific to the tender. Visit the site and do a recce. Discuss with subcontractor and other vendors to obtain quotes. Discuss with management for technical guidance and queries. Raise RFI and bid queries to architects/PMC. Close the final tender rates in discussion with management. Prepare tender schedules, histograms and other related documentation. Accurate and timely submission of tender along with necessary documentation. (Typical projects include Factories, Warehouses, Commercial Buildings, Residential buildings, Schools and Colleges.)

Responsibilities
• Responsible for the day-to-day management of the project overall project deliverables - timely completion, cost control, quality of construction and project safety.

You will be working with other construction management professionals in an organized environment using the best tools, techniques and technologies in the industry. The job posting will be in Chennai and will require travel to project sites.
Job Description
1. On award of project, understand scope and establish project deliverables namely time, cost, quality and safety. Create a detailed plan for the deliverables - project schedule, resource plan, cash flows, zero budgets, quality assurance and safety assurance plans while working with quantity survey, planning, costing and civil departments.
2. Single point of contact for the customer for project deliverables, responsibilities and communications.
3. Execute resource deployment plan by coordinating and collaborating with Planning and Purchase teams for timely procurement of material, contractors and machinery resources to projects; with HR teams for appointment of manpower resources for the project; with Civil teams and establish methodology, detailed construction activity schedule, work allocation and micro-plans; with Safety officers to ensure necessary safety training, permits and approvals are obtained and with Quality officers for material testing, checklists and work method statements.
4. Coordinate with Architects, PMC and clients for requesting drawings, approvals, clarifications and clearances to ensure progress of work. Document and track such requests through RFIs, Submittals, MoMs and emails.
5. Monitor the daily construction progress and work productivity through MIS reports. Identify delays and productivity loss. Dynamically resolve conflicts and issues by collaborating and coordinating with project stake holders and teams. Monitor the resource deployment plan with various teams, departments and subcontractors towards timely completion of their tasks.
6. Conduct review meetings with project teams and subcontractors to plan resources, monitor progress, discuss delays, resolve issues and conflicts and set targets. Document the meeting and follow up for closure of commitments. Prepare catch-up plans, and re-work resource deployment and re-plan construction activity schedules to meet project deliverables.
7. Monitor and manage change in the project deliverables such as addition, deletion or change in scope which could have time and/or cost impacts by identifying, documenting and course correcting.
8. Ensure monthly cash flows are maintained by timely billing, certification and payment collection in coordination with Quantity Survey and Contracts Department.
